Every property receives a score between 0 and 5 based on how maintenance-intensive it is.


  • 0–1: Low-maintenance (condos, minimal systems, newer homes)
  • 2–3: Standard (average systems and upkeep needs)
  • 4–5: High-maintenance (pools, hot tubs, older systems, complex amenities)

Based on your property’s score, a percentage of monthly revenue is automatically placed into a dedicated Maintenance Reserve Account. This fund ensures repair costs can be handled quickly and responsibly without delays.

We schedule and oversee routine tasks like:

    • HVAC filter and battery replacements
    • Light bulb changes
    • Smoke detector testing
    • Gutter cleaning
    • Landscaping and seasonal maintenance
    • Pool and hot tub upkeep (if applicable)

When issues arise, FairHaven Estates coordinates everything — obtaining quotes, scheduling qualified contractors, and ensuring repairs are completed correctly and on time.
